Funchal has seen a one-third drop in houses for sale compared to the same period last year. This represents the largest decrease among all district capitals and autonomous regions analysed.
Madeira island as a whole registered a 23% reduction in available housing stock during the third quarter of 2026. This shows the sharpest decline among the 20 territories evaluated in the idealista.pt data.
Funchal's 33% drop grew faster than other major cities, with Porto showing a 21% reduction and Viana do Castelo a 17% decrease.
Among regions, only Porto and Aveiro came close to Madeira's 23% decline.
The idealista.pt data shows both Funchal and Madeira experienced reduced housing availability for sale.
This happened during a period when the national market again announced fewer properties than the previous year.
In the national comparison, Castelo Branco and Faro both registered 15% decreases.
Followed by Portalegre (-9%), Aveiro (-4%), Lisbon and Leiria (-3% each) and Santarém (-1%).
On the increase side, Vila Real showed the largest growth at 34%.
Followed by Guarda (25%) and Bragança (18%).
