€1,725: Average Rent in Madeira Nearly Twice the Azores

According to the real estate website Imovirtual, rental and property prices in Madeira continue to rise, with average rental prices reaching €1,725, nearly twice the level of the Azores.

Rental Prices in Madeira Climb to Record Levels

Madeira remains one of the most expensive places in Portugal to rent or buy a home, according to new data from the real estate platform Imovirtual. According to their statistics, In June 2025, the average monthly rent in Madeira rose by 8%, reaching €1,725 - the second-highest figure in the country. This sharp rise places Madeira well above the national average and nearly double the cost of renting in the Azores (€900, up 13%).

National Rent Levels Hold Steady, But Regional Differences Grow

Across Portugal, the average rent in June stayed at €1,300, unchanged from May. However, this is still 4% lower than it was in June 2024, when the average was €1,350. Despite this apparent national stability, Imovirtual points out that regional trends vary significantly.

Some areas, like Madeira and the Azores, are showing much faster changes than others. These shifts are creating growing differences between the most and least expensive parts of the country, both for locals and newcomers looking for housing.

The average property sale price in Portugal rose slightly to €419,000, showing a 1% increase from the previous month (€415,000) and a 20% increase compared to the same time last year (€350,000). Lisbon, Faro, and the islands remain among the regions with the highest price growth.

House Prices in Madeira Remain High Despite Small Decline

When it comes to buying property, Madeira also stands out. Despite a 5% decrease from the previous month, the average price for a houseon the island is still high at €550,000. This keeps Madeira among the most costly places in Portugal to buy property.
