Madeira Housing Values Rise 18.1% in One Year

In 2025, bank valuations for housing in Madeira increased 18.1% year-on-year.

Annual Median Housing Value in RAM Grew 18.1% in 2025

The Instituto Nacional de Estatística (INE) reported that the median bank valuation for housing in the Autonomous Region of Madeira for the full year of 2025, was €2,249/m², increasing 18.1% compared to 2024.

Apartments rose 22.7% to €2,474/m², while houses grew 11.0% to €1,953/m². Nationally, the median value was €1,949/m², with apartments at €2,239/m² (+21.0%) and houses at €1,435/m² (+11.5%).

Apartment and House Values Show Distinct Monthly Growth Rates

  • Apartments in Madeira had a median valuation of €2,626/m² in December 2025, up 0.7% from the previous month and 22.9% higher than the same month last year.

  • Houses reached €2,095/m², reflecting a 5.2% increase from November and 14.7% higher than in December 2024.

Funchal, Câmara de Lobos, and Santa Cruz Lead Regional Valuation Increases

Funchal: Median value €2,760/m²

Median Bank Valuation in Madeira Reached €2,409/m² in December 2025

Furthermore, INE reported that in December 2025, the median bank valuation for housing in the Autonomous Region of Madeira (RAM) was €2,409/m². This represents a 0.7% increase from November 2025 (+€17) and a 20.5% rise compared to December 2024 (+€409). A value that indicates a futher rise in housing costs.
