The monthly payment for a T2 apartment in Madeira represents 72% of net income of a couple with average salaries. This is the highest ratio among Portuguese regions analyzed in the quarterly report by Dr. Finances Housing Observatory.
In Q3 2026, Madeira's average advertised sale price was 4,478 euros, second only to Lisbon and Faro nationally. Nationally, house prices rose 3.4% quarter-over-quarter to 3,666 euros per square meter.
While housing accessibility indicators slightly improved in September, the estimated T2 payment still represents 49% of net income for an average couple nationwide. In Madeira this rises to 72%, compared to 65% in Faro.
The report notes that advertised sale prices increased in Portugal, with only Lisbon and Bragança seeing declines (-1.4% and -0.8%). The largest increases in Viseu (+12.5%), Castelo Branco (+9.9%), and Viana do Castelo (+9%).
In the rental market, national average prices remained nearly stable with a 0.1% decrease to 15.48 euros per square meter. Lisbon maintains the highest rents at 19.11 euros per square meter despite a 5.4% quarterly decline.
The analysis also identified signs of slowing sales momentum. The average time needed to sell apartments increased 25% in Q3 to 132 days. The absorption rate slightly decreased to 1.3%.
The average number of properties available for sale grew 6.9% to 111,911 homes. The Observatory notes this increase should be interpreted considering expanded data collection sources in the last two quarters.
