Price is another major factor for anyone hoping to buy a rustic house in Madeira. Only 9% of rustic houses listed on Idealista in the first quarter of 2025 were priced below €100,000. This is much lower than the national average of 24%.
By comparison, districts like Castelo Branco (61%), Guarda (58%), and Bragança (50%) have much higher shares of rustic houses under €100,000. These areas, mostly inland and less touristic, offer more affordable options than Madeira, where land is limited and demand for scenic locations is very high.
Madeira’s Rustic Property Market Is Small and Competitive
Only 1% of Portugal’s rustic houses for sale are found on the island. This share reflects both its geographic limits and a different kind of housing development over the years. Newer buildings, often built for tourism or urban living, take up more space in the market. Rustic houses, which require preservation or renovation, have become rare.
The numbers show that most activity in this niche segment is concentrated in districts such as Faro (9% of the national total), Porto (8%), and Castelo Branco (8%).
Second Houses Seekers May Face Higher Costs and Fewer Options
For families, retirees, or investors interested in owning a traditional house in Madeira, the limited real estate market presents challenges. Many of the rustic properties that do exist are either in need of serious renovation or priced well above €100,000.
