Interior Portugal Shows Mixed Trends With Some Municipalities Seeing Price Drops

While Madeira sees rising costs, several municipalities on the Portuguese mainland recorded declines. For example, Golegã in Santarém reported the largest fall in the country, with median house prices dropping 15.3% to €1,083/m² over the past year.

Other municipalities such as Pampilhosa da Serra in Coimbra fell 12.3% to €477/m², and Pombal in Leiria dropped 8% to €1,162/m². Analysts note that these reductions reflect a persistent oversupply in some rural areas compared to high demand in coastal and island locations.

Rising Housing Costs on Islands Contrast With Mainland Affordability Patterns

The contrast between Madeira and interior Portugal highlights regional housing imbalances. In the Azores, Lajes do Pico recorded €1,084/m², while São Miguel’s Nordeste municipality surged 53.1% to €1,542/m², showing significant volatility in island markets. Experts say these trends make inland and smaller municipalities increasingly appealing for buyers seeking lower costs.
