Local Rentals in Madeira See 74% Increase so far in 2025
In the first four months of 2025, Madeira has seen a sharp rise in local accommodation registrations. So far, 621 new short-term rentals have entered the market - 601 on Madeira and 20 on Porto Santo. This is a 74% increase compared to the same period last year, when only 357 new listings were registered.
This year’s numbers represent more than half of all holiday rentals added during the whole of 2024, and in Funchal, the growth is even more striking. The capital has already registered 298 new units, compared to only 123 units in the first 4 months of 2024.
Only one municipality, Porto Moniz, recorded a drop in new listings - going from 18 last year to 10 this year. Santana remained unchanged, with eight new listings in both years.

Apartments Are the Most Common Type of New Short-Term Rental
Most of the new listings are apartments. Out of the 621 newly registered properties, 358 are apartments - about 58% of the total. Houses are the second most common, making up 228 properties. Smaller categories include private rooms (24 units) and multi-room guest establishments (11 units).
Looking at the national total — 3,577 units registered in the National Registry of Local Accommodation Establishments — Madeira represents 17.4% of the entire market.

Madeira Ranks Fourth in National Local Rental Registrations
With 621 new listings, Madeira is now in fourth place among Portuguese regions for local rental growth so far this year. This figure places the archipelago behind only the largest markets on the mainland. Across the country, 3,577 new local accommodation units were registered in the first four months of 2025. Madeira’s contribution represents about 17% of that national total.
