This trend mirrors a broader national pattern, although Santarém led the country with 80% of T1 apartments selling in the same period. Local real estate agents note that these smaller units appeal to single professionals and retirees looking for accessible and affordable housing.

T2 Apartments Maintain Strong Demand, With 36% Sold Quickly in Funchal
Two-bedroom apartments (T2) also showed solid activity in Funchal, with 36% of units sold in less than a month. Across Portugal, Santarém again topped the rankings at 53%, followed by Castelo Branco and Beja at 43% and 40%, respectively. Analysts attribute the steady demand for T2 apartments to families seeking moderately sized homes within urban centers.
Santarém stands out significantly, with 80% of T1 apartments reportedly sold in less than a month, the highest rate recorded in the country. Following are Viana do Castelo (56%), Ponta Delgada (50%), Aveiro (44%), and then Braga, Coimbra, Funchal, and Faro (41% each). Next come Viseu (36%), Vila Real (33%), and Setúbal (31%).

Three-bedroom apartments (T3) sold at a slower pace, with only 29% moving within 30 days in Funchal. Nationally, Beja led the sector with 50%, while Lisbon recorded 18%. The variation reflects differences in local demand and available stock, as larger apartments are typically purchased by families requiring more space and often involve longer decision processes.
