Banks valued homes in Madeira at a median of 2,642 euros per square metre in September 2026. That is 14.3% more than a year earlier, or 331 euros more per square metre.

Compared with August, the value rose 0.6%, or 17 euros. The figures were released on Tuesday by the regional statistics office, DREM, using data from the national institute INE.

Houses Rise Faster Than Flats

The biggest jump was in detached houses. Their median valuation reached 2,347 euros per square metre, up 20.3% in a year.

Apartments were valued at 2,918 euros per square metre, up 15.3%. In one month, houses rose 0.7% and apartments 0.2%.

Funchal Passes 3,000 Euros

In Funchal, the median valuation was 3,037 euros per square metre. That is 16.6% more than a year ago and 4.3% more than in August.

Santa Cruz reached 2,707 euros, up 21% in a year and 3.8% in a month. It had the biggest yearly rise of the three municipalities with enough data to publish.

In Câmara de Lobos, the value was 2,502 euros, up 12.9% in a year and 6.5% in a month.

Fourth Highest in Portugal

Across Portugal, the median was 2,278 euros per square metre, up 14.2% in a year. Madeira ranks fourth of nine regions, behind Greater Lisbon (3,452 euros), the Algarve (2,953 euros) and the Setúbal Peninsula (2,845 euros).

Fewer homes were valued, though. Banks carried out 614 valuations in September, 51 fewer than in August, a drop of 7.7%. The article links this to a fall in sales.

Compared with September 2025, the number of valuations fell 2.7%. Of the total, 267 were apartments and 347 were houses.
