Funchal Stands Out for Its Fast Rental Market
Funchal is currently one of the fastest cities in Portugal to rent a home. According to data from Idealista, 25% of rental listings in Funchal during the first three months of 2025 were taken off the market in under 24 hours. This is almost three times faster than the national average and an increase from the 20% measured in July of last year. The report looked at the six district or regional capitals with the most rental listings. Funchal was far ahead of other cities like Setúbal (14%), Coimbra (11%), Porto (8%), Lisbon (7%), and Braga (6%).
Mid-Range Prices Dominate Funchal's Quick Rentals
In Funchal, half of these very fast rentals were priced between €750 and €1,000 per month. Unlike other cities, there were no express rentals in Funchal under €750. This suggests that the most active part of the rental market in Madeira’s capital is within this mid-price range. In contrast, other cities saw more express rentals in the lower price bracket. Setúbal had 25% of homes under €750 rented in less than 24 hours. Braga followed with 18%, Lisbon 17%, Porto 15%, and Coimbra 12%. Across Portugal, only 9% of rental listings were rented in under 24 hours during the same period.
Rentals Slow Down as Prices Go Up
The study also showed that the more expensive a home is, the longer it usually stays on the market. However, in some cities, even higher-priced properties moved quickly. In the €1,000 to €1,500 range, 25% of Funchal homes were rented within a day. Setúbal followed with 19%, while Lisbon and Porto each saw 11%. For homes costing more than €1,500 per month, Setúbal led with 20% rented in under 24 hours. Funchal followed with 17%.
